Every fee, process, and responsibility is written into your Property Management Agreement before we start — so you always know how the operation runs and what to expect.

One agreement

A single Property Management Agreement covers every property. Additional properties added via addendum, not re-signed.

Periodic owner statements, year-end 1099s, inspection reports, and documents delivered through the owner portal.

Maintenance

In-house first

Routine work handled by our internal service team, billed at our published labor rate. Vendor work coordinated with a coordination fee disclosed in the agreement.

Security deposits held in a separate federally insured trust account per IC 25-34.1 and 876 IAC 8 — never commingled with operating or owner funds.

Specific fees, thresholds, and scope are set in the Property Management Agreement and applicable Addendum.
