How Self-Showings Work at Golden Sky Management

We schedule most showings without an agent on site. Here is why we do it, how it works, and what to expect when you tour one of our homes.

Most of our available homes are shown without an agent on site. If that sounds unusual, it is — but it is also becoming the standard across modern property management, and for good reason. Here is how the process works, why we run it this way, and what to expect when you schedule a showing with us.

Why we do it this way

Traditional showings require an agent to meet you at the property. That works when you and the agent have schedules that line up — and it tends not to work for anyone who has a job. Self-showings let you tour a property on your own time, including evenings and weekends, without waiting days for an appointment to open up.

For owners, this also means homes rent faster. Properties that are easy to tour get more foot traffic, which translates into shorter vacancy periods. Self-showings are one of the reasons our portfolio-wide vacancy is lower than the local market average.

How to schedule

Scheduling goes through Tenant Turner, a showing platform used by property managers nationwide. You have three options:

  1. From any listing page, click “Schedule a Showing.” You will answer a few short pre-qualifying questions, pick a time, and the system will text you the access details.
  2. By text message, using the phone number shown on the listing. The system will guide you through scheduling.
  3. By email, to the address shown on the listing. Same process, done over email.

Pre-qualifying questions typically cover employment, move-in timing, and whether you have pets. These exist to make sure the property is a realistic fit before you spend time driving to it — not to screen you out. We are not using them as a rental application.

What to expect at the property

Most of our homes use Codebox-brand lockboxes. When you arrive at your scheduled window, the system will text you a one-time code to retrieve the key. You tour the home on your own, at your pace, for as long as your window allows.

A few things to know:

  • The system verifies your identity before releasing the code. You will be asked to submit a government-issued ID and a selfie during the pre-qualification step.
  • Every showing is logged — time in, time out, which code was used. This protects both you and the property.
  • Return the key to the lockbox before you leave. The system will confirm.
  • Do not bring unscheduled guests. The showing is registered to you specifically.

Safety and privacy

Self-showings are actually safer than traditional showings for most tenants. You are not in a stranger's car, not matching schedules with someone you do not know, and not being watched while you walk through a home. The property is empty, you are in control of your own visit, and the system knows exactly when you were there.

We do not record inside our properties during showings, and we do not share your ID or contact information outside of what is required to process your application if you choose to apply.

After the showing

If the home is a fit, the next step is to apply online. Every adult 18 or over who will live in the home must submit an application — we use credit, income, rental history, and background as part of our screening. There is a non-refundable application fee that covers the screening costs.

If the home is not a fit, no further action is needed. Our system will follow up once, and then we will leave you alone.

What if I want an agent to meet me?

You can still request that. Accompanied showings are available during normal business hours and by appointment. Call or email us and we will schedule one. We just do not make it the default, because self-showings work better for most people.
