Property Management Fee Schedule

Every charge listed here is also disclosed in writing in the Property Management Agreement before you sign. No hidden fees, no unnamed line items.

One rate. Published.

Calculated of rent actually collected. Vacancy costs you nothing — we earn only when the property earns.

Management fee

Applied to every property under management. If no rent is collected, no fee is charged.

The applicable rate is stated in the Property Management Addendum for each property.

Utility administration fee

Applies only where we administer utility bill-backs, allocations, or utility billing for the property.

One-time setup fee per property added to the management agreement. Covers portal setup, condition documentation, and rental-market analysis.

Most owners never see most of these. They’re disclosed here because transparency is the whole point.

Ad-hoc services

Owner-requested work outside ordinary recurring management — lender packages, insurance claim assistance, litigation support, extraordinary reporting.

Eviction administration

Flat fee per filing for delinquency escalation, notice preparation, attorney handoff, and possession coordination. Third-party attorney fees, court costs, and service fees are separate.

Early termination (initial term)

Applies only if the owner terminates without cause during the initial 12-month term. No fee applies after the initial term or if Manager terminates without cause.

Pricing and agreement notes

New management engagements are priced against this published schedule and confirmed in the Property Management Agreement prior to signing. Existing agreements are fixed by their signed terms; any future adjustments are communicated in writing with 30 days’ notice. Third-party charges (attorney fees, court costs, municipal charges, vendor pricing, materials, repairs, permits) are the owner’s obligation and pass through at cost plus any stated markup.

Fees, terms, and the fine print.

As a percentage of rent actually collected — 10% of monthly rent. If no rent is collected, no management fee is charged.

It means recurring monthly occupancy charges we actually receive from the resident — base rent, pet rent, recurring parking or storage charges. It excludes utility reimbursements, late fees, NSF fees, application fees, deposits, and one-time charges. If no rent is collected, no management fee is charged.

On successful placement of a new resident — equal to one month’s base rent, charged once the new lease is executed. It is not charged for renewals, extensions, month-to-month continuations, the return of a prior resident within six months, or roommate changes that don’t create a new lease. No more than one placement fee in any six-month period per property.

Yes. The Property Management Agreement runs for an initial 12-month term per property, then continues month-to-month until either party ends it on 30 days’ written notice. Early termination during the initial term carries a fee equal to the greater of $500 or two months’ average management fee.

Yes. Owners may specify preferred vendors, subject to reasonable licensing, insurance, and coordination requirements. Where the owner does not direct a vendor, we use our internal service team or a vetted vendor bench. A 10% coordination fee is applied to each third-party vendor invoice we process.

New engagements are priced against the current published schedule. Existing agreements are fixed by the terms already signed; any future adjustment is communicated in writing with 30 days’ notice, as provided in the Property Management Agreement.
